Before Move-in

How do I reserve a room?

You can place a booking by paying the deposit through our website. A Dorm Concierge will follow up to confirm details and arrange the next steps.

How much is the deposit?

The security deposit is equivalent to three month’s rent. It’s fully refundable after check-out, subject to room inspection.

What documents do I need to prepare?

Please have a copy of your passport or ID, your student visa (if applicable), and proof of enrollment.

 Can I choose my bed or room type?

Yes — upper or lower deck selection is on a first-come, first-choose basis for Dorms Conmfort. Room types (Comfort / Suites / Elite) can be requested based on availability.

Are utilities and Wi-Fi included in the rent?

Yes — all pricing is all-inclusive, covering Wi-Fi, water, electricity, management fees, and weekly common area cleaning.

Note: If unusual utility usage is detected (e.g. sudden electricity spikes), additional charges may apply.

When can I move in?

Move-in time is flexible — no need to wait until 3:00 PM. Simply schedule a time with your Dorms Specialist for a smooth check-in experience.

What should I bring with me?

Your own bedding, towels, and any personal items. Each room is fully furnished with a bed, mattress, desk, chair, and wardrobe.

Can I cancel or change my booking?

Bookings can be adjusted or cancelled within a specified period. Please refer to our cancellation policy or contact your Dorms Specialist.

Can my parents or friends visit with me on move-in day?

Yes — guests are welcome during check-in to help you settle in.

Please note that overnight stays are not allowed for Dorms Comfort. For other room types, guest policy may vary — check with your Dorms Specialist.

What if I have questions before arrival?

If you have any questions before check-in, we’re always here to help. You can contact us easily through the inbox chat below, or reach out via WhatsApp, LINE, WeChat, or email — whichever works best for you. Your Dorms Specialist will be ready to assist with anything you need.

Resident

Can I smoke inside my room?

No — MetroDorms is a 100% smoke-free environment. Smoking is not allowed inside rooms, corridors, or shared spaces.

Can I receive deliveries?

Yes — deliveries are welcome, but Cash on Delivery (COD) is not accepted. Please include your name and room number clearly on the package.

Can I keep a pet in my room?

Unfortunately, pets are not allowed, to ensure a safe and allergy-friendly environment for all residents.

Where can I find the house rules?

House rules are shared during move-in and posted in common areas or near the entrance of each floor. Ask your Dorms Specialist if you need a copy.

What if something breaks or I need repairs?

Simply contact your Dorms Specialist, or submit a maintenance request through our support channels (WhatsApp / WeChat / Email). Our team will follow up quickly.

Can I invite guests to visit?

Guests are welcome during the day, but overnight stays are not allowed in Dorms Comfort. Other room types may have different guest policies — check with your Dorm Specialist.

Can I hang posters or decorate my room?

Yes, but please avoid using permanent adhesives, nails, or paint. Damage caused by decorations may affect your deposit.

Is there a curfew or time limit for returning home?

No curfew — residents can come and go freely. Just remember to keep noise levels low during quiet hours (usually after 10 PM).

Are laundry facilities free to use?

Yes — washing machines are free of charge and available in designated areas. Please be respectful of others when using shared machines.

How do I update my contact information or stay details?

Just reach out to your Dorms Specialist, and we’ll help you update your records. Keeping your info up-to-date helps us support you better.

Leasing

What is the minimum lease term?

The standard lease term is 12 months. Depending on availability and your needs, we may offer shorter terms (such as 6 months or semester-based contracts) for select units. Contact your Dorms Specialist to discuss flexible options.

Is the deposit refundable?

Yes — the security deposit (equal to three month’s rent) is fully refundable after check-out, provided there is no damage, unpaid charges, or breach of house rules. A final inspection will be conducted before refund processing.

When is rent due, and how do I pay?

Rent is due before move-in, and then monthly as per your lease schedule. We accept FPS, bank transfer, or other payment methods arranged through your Dorms Specialist. You’ll receive timely reminders to keep everything on track.

Can I change rooms after moving in?

Room changes are possible depending on availability, rental difference. If you’d like to switch to a different room type (e.g. Comfort to Elite), just let us know and we’ll do our best to help.

Can I terminate my lease early?

We understand that unexpected changes happen. Early termination is assessed case-by-case and may result in penalties or deposit forfeiture. If you need to withdraw for a valid reason (e.g. school transfer or visa issue), speak with your Dorms Specialist.

Is the rent negotiable?

Rent is set based on location, room type, and duration. For long-term stays (12+ months) or group bookings, we may offer special rates. Don’t hesitate to ask — we’re flexible where we can be.

General

Are utilities and Wi-Fi included?

Yes — rent includes Wi-Fi, water, electricity, and building management fees. If there is unusual or excessive usage (e.g. very high electricity bills), additional charges may apply to ensure fair usage among all residents.

Can I request a specific move-in date?

Yes — move-in dates are flexible and can be arranged with your Dorms Specialist. To guarantee a smooth check-in, we recommend confirming at least 7 to 10 days in advance.

Do you offer group or referral discounts?

Yes! We offer group booking deals for 3 or more beds/rooms, and have a referral program for current residents — get rewarded when your friends move in too.

Can I decorate my room?

Yes — feel free to personalize your space, but avoid using nails, paint, or adhesives that could cause damage. Any damage may affect your deposit return.
